The essence, functions and role of mortgage loans and mortgage services in maintenance of national economic development are outlined. Basic attention is concentrated on the analysis of terminological apparatus. An analysis of the concepts «mortgage loans» and «mortgage services» is conducted; classification of mortgages and principles of mortgage lending is extended. Considering of the role and functions of mortgage service and mortgage loans in accordance with the objects of influence is proposed.
