Essence of process of securitization and history of financial long-term mortgage is considered. Demands to assets as a necessary factor of commitments refinance is examined. The activity of the State Mortgage Institution as the only institution of the second level working in Ukraine is characterized. Advantages of securitization for Ukraine are analyzed.
